All of those are good - great games, but only if you like them or are into those types of games.
Heavy Rain is without a doubt my favorite PS3 Exclusive game. It's one of the most engrossing experiences I've had while gaming, and I'd recommend it to pretty much everyone. Even if you don't enjoy it, I think it's worth the playing because it's more or less it's own genre. Granted Quantic Dream has other games with the same game style, but I've never played Fahrenheit (I really, really want to though) and it's a PS2 game not a PS3 game. Beyond: Two Souls hasn't came out yet so as of known this is really the only game of it's kind on the system. Basically, it's a one of a kind experience in the world of gaming, and whether or not you end up enjoying the experience it's worth it in my opinion.
Also, Disgaea 4. Basically, if you enjoy tactical RPGs (like Final Fantasy Tactics), this would be right up your alley. Playstation All-Stars Battle Royale is also a real fun game. It's not as good as Smash Bros. but it has some qualities I wish Smash would incorporate, and the gameplay is pretty different from Smash. If you enjoyed Smash Bros or just the history of Playstation, this is worth a check. Finally, I'll end on a non-exclusive and mention Sonic Generations. If you were ever a Sonic fan, I highly recommend it. It's unfortunately pretty short but it's a really fun nostalgia ride while still providing new content within those levels of nostalgia. Blending new and old seamlessly, providing one of my favorite Sonic games out there. It's also probably the easiest Platinum of all the games I rattled off, so there's that too.
